This page covers the checks we run before any repair-or-replace call, the paperwork a replacement triggers, and the temperature rules that apply at your taps. For faults that cannot wait, our emergency plumber page lists what counts as urgent.

Hot Water Not Working but Cold Is Fine
We work through five checks in a set order. First the cold inlet and isolation valve, then water around the unit, then whether the hot has gone at one fixture or everywhere, then the fuel supply, and finally the temperature at the tap.
Every step narrows the fault down before we touch a tool.
The cold supply
The isolation valve on the pipe feeding the unit has to be open, and cold water has to be reaching it. A valve knocked half shut starves the unit quietly.
Leaks
We inspect the tank body, the joints, every valve and the relief line for water. Where the water shows up tells us which part has failed.
One fixture or all of them
A single cold outlet means the fault sits at that fixture. The whole house losing hot water points back to the unit, the supply or the valves.
Gas or power
We confirm the unit is receiving its fuel. On the gas side, our gas fitter service handles anything past the connection.
Temperature at the tap
Lukewarm instead of hot usually means a valve problem, not a dead tank.
One caution before you act yourself: if you shut the stop tap at the meter, check first that turning off the water will not harm the hot water unit.

When a Fault Is Worth Fixing
The dividing line is simple: valves, fittings and other parts get repaired, while a storage tank leaking through the tank's own wall is finished and needs replacing.
Age and service history shape the call. The QBCC suggests a service roughly every five years, sooner where the supply is bore water or rainwater. That interval is guidance rather than law.
A repeat fault on an old unit usually ends the discussion. Paying for the third repair in a year on a system past its service life rarely adds up, and we will say so before you spend the money.

Form 4 and Paperwork After a Replacement
A licensed plumber does the replacement, with a licensed gasfitter brought in when the unit runs on gas. The job is notifiable work, which means no council permit and no mandatory inspection are required.
The paperwork still matters. Form 4 goes to the QBCC within 10 business days of finishing, and you receive your own copy of the notice. Keep it with your property records, because it is the proof the work was done by a licensed plumber.

The 50°C Hot Water Limit at the Tap
Queensland caps hot water delivery in residential buildings at 50°C, and a temperature control device is what enforces the cap by adding cold water on the outlet side. Stored water is held at 60°C or above, which stops bacteria such as Legionella from multiplying.
Two rules follow from that:
- Any new or replacement system needs a temperature control device fitted, and a straight like-for-like swap is no exception.
- A new hygiene fixture, such as a shower, triggers one too. Swapping a tap washer or a shower head does not.
That blend of 60°C storage and 50°C delivery is enough for washing while sharply cutting scalding risk, which is the whole point of the rule.

Unit Blocks and the Cooler Months
At the last census, 2,921 of Hamilton's homes were flats or apartments, and the towers along Nudgee Road and the riverfront mostly tuck a storage tank into a cupboard in each flat. When one of those tanks lets go, the water usually has to be shut down for the whole stack before anyone can touch it, and building rules add their own steps on top.
Cooler-month demand is when those failing tanks show themselves. The first genuinely cold snap pushes tired units past their limit, and the calls cluster in the apartment blocks. Body corporate approval, riser access and a lift booking can all sit between you and a replacement, so it pays to start the conversation early.
Our bathroom plumbing page covers the wet-area work that often follows a tank swap.

Hot Water Questions From Hamilton Homes
Call (07) 3523 6484Do plumbers in Hamilton fix hot water systems?
Yes, repairs and replacements of water heaters and tempering valves are licensed plumbing work. A gas unit brings a gasfitter in as well for the fuel side. Ring (07) 3523 6484 and we will send a licensed plumber out.
Can a plumber install a hot water system?
Yes, plumbers install them. A swap in an existing home counts as notifiable work, so no council permit is needed. The plumber fits a temperature control device and lodges a Form 4 with the QBCC inside 10 business days, with a copy for you.
What gets checked when a Hamilton home has no hot water?
Five things: the cold inlet and isolation valve, water around the tank, one outlet or the whole house, the fuel supply, then tap temperature. Every step narrows the fault down.
Should I repair or replace my hot water system?
A leak through the wall of a storage tank ends that tank, so the system gets replaced. Valve and fitting faults are repairs. Age and service history tip a borderline call.
Is no hot water an emergency for a rental?
Yes, in a Queensland rental. Hot water failure is on the tenancy law's emergency repair list. The tenant rings the emergency contact listed on the agreement, and that call is enough.
