Real Estate Plumber in Hamilton
This suburb mostly rents. At the last census most of its homes were flats, and most households were renting, so a plumbing fault usually lands on an owner who lives somewhere else.

Your real estate plumber in Hamilton works at arm's length: an owner or manager books the job, a tenant lives with the fault, and access gets arranged around someone's home. Hamilton Same Day Plumbing covers Hamilton and the neighbouring streets, and every job is done by a licensed plumber.
Here's how the Queensland rules shape that work.

Who to Call When a Rental Needs a Plumber
Queensland's tenancy law sorts every repair on a rental into emergency or routine, and the category decides who gets called first. The emergency list for plumbing and gas covers:
- a gas leak
- the gas supply or the water supply failing
- a toilet that's blocked or out of order
- a burst water service, or a serious leak on it
- flooding and major flood damage
- an essential appliance failing, whether it cooks, heats or makes hot water
Work needed to bring the place up to the minimum housing standards counts as emergency work too. Everything else is routine.
For a routine repair, the tenant tells the manager or owner, and the fix follows within a reasonable time. The lease also names the nominated repairer, with their number, and sets out who gets the first call. A phone call counts as the report.
Two more rules shape the call:
- If that contact can't be reached in a reasonable timeframe, the tenant or the manager can bring in a qualified tradesperson, with the cost capped at 4 weeks' rent. Our who pays for rental repairs page picks up the money side.
- Queensland requires a licensee for the plumbing itself. Clearing blocked sanitary pipework, mending a broken pipe and replacing a fitting or fixture all count as minor work; only very small jobs, like a washer or shower head change, need no licence.
Notifiable work brings a Form 4, lodged with the QBCC inside 10 business days, and whoever engaged us gets a copy. Gas work carries its own paper trail, which our gas compliance certificates page explains.

Tap, Shower and Toilet Limits for Rentals
Water efficient, under the water charging rules, means no more than 9 litres a minute at every cold tap inside the home, every single mixer and every shower head. Toilets need dual flush. A full flush is capped at 6.5 litres, a half flush at 3.5, and the average at 4 litres or less, worked out over a full flush and four half flushes.
Only cold taps inside count: those over a hand basin, a kitchen sink or a laundry trough, single mixers included. Exempt:
- bathtub taps
- garden taps outside
- taps supplying washing machines, dishwashers and other appliances
These figures matter only when an owner wants to bill a tenant for all the water; they're not compulsory for every rental. On fixtures made from 2005 onwards, the Residential Tenancies Authority's fact sheet suggests 3 stars or higher under the Water Efficiency Labelling and Standards (WELS) scheme. That's guidance, not law.

The Conditions for Charging a Tenant for Water
Four conditions, all required, before a tenant can be billed for all water:
- the home has a separate meter, or its water arrives by vehicle
- it passes the efficiency test above
- the lease states the tenant pays the water account
- a copy of the account reaches the tenant inside 4 weeks of the owner getting it
The bill isn't payable if the copy arrives late. Once a copy lands in time, the tenant has 4 weeks to pay.
The bulk water charge the State sets, plus the usage charges, can be passed on. Sewerage usage and the fixed access charges for water and sewerage remain the owner's or manager's to pay.
A rental that fails the test falls back to a split. The bill for a reasonable amount of water falls on the owner or manager, and only the excess can be charged to the tenant. That split needs a separate meter and a lease that says the tenant pays, and the Act never defines reasonable amount, so owner and tenant agree on it as a special term of the lease.

When the Check Finds a Fixture Over the Limit
The check is a measurement, fixture by fixture. We compare each cold tap, mixer, shower head and toilet inside the home with the limits in the rental rules, read the WELS label each fixture carries, and note anything over the line.
What happens next depends on the fixture:
- Replacing taps and toilets is regulated work for a licensed plumber. Our toilet installation page covers what a new suite involves.
- A shower head change is unregulated, so anyone may do it, as long as the replacement meets the standards.
- The check doesn't come with a certificate or a written report. It's a measurement, not a product.
If the water account jumped and no fixture explains it, the loss may sit deeper. Our leak detection page covers tracing a hidden loss before anyone upgrades a tap.

Villas and Towers, Two Kinds of Rental
Area-level estimates put population growth at 7.9 per cent from 2020 to 2025, and much of that landed in the riverside towers, where a fault in a single flat can reach the flats below. The older villas near Doomben station, on streets like Annie Street and Toorak Hill, were plumbed in galvanised iron, so a tap repair in a rented villa can turn into a supply-pipe question.
Either way, the tenant controls access day to day, so when we come and how we get in are arranged by the owner or manager ahead of the visit. In a tower that can also mean lift bookings and building rules, which our unit plumbing page covers.

Rental Plumbing Questions From Tenants and Owners
Call (07) 3523 6484Who arranges plumbing repairs in a Hamilton rental?
The owner or the manager holds responsibility for repairs all through the tenancy. The tenant lets them know as soon as a fault appears, and routine work then follows within a reasonable time. We take bookings from owners, managers and tenants alike.
Which plumbing faults are emergency repairs in a Queensland rental?
Gas escaping, a failed supply of gas or water, and a loo that's blocked or broken all qualify. So do a ruptured water service, a bad leak on it, flooding and a failed essential appliance. Anything unlisted is routine, and work required for the minimum housing standards is emergency work as well.
What is the water flow limit for a rental in Hamilton?
The water charging rules cap every indoor cold tap, single mixer and shower head at 9 litres a minute. Toilets need dual flush within the volume limits. Bath, garden and appliance taps sit outside the test, which applies only when a tenant is charged for all water.
What if a rental is not water efficient?
Water costs then split. The owner or manager covers what's reasonable, and the tenant can be charged only for the excess over that. A separate meter and a lease saying the tenant pays are both needed, and the Act never defines what's reasonable, so owner and tenant agree on the figure as a special term.
What does a water efficiency check involve?
We go fixture by fixture: taps, mixers, shower heads and toilets, each measured against the rental limits with its WELS label read along the way. A licensed plumber replaces any tap or toilet that fails, and a shower head change anyone may do. No certificate or written report comes with the check.
